The success in execution can be attributed to the combined disciplines of Dempsey and Pellicciotta in all aspects of real estate, finance, construction and deal structuring. As a true middle market developer, DP has consummated a variety of true value add opportunities. Such experience includes product development and acquisition of complex asset types such as industrial land development, notes and mortgages, multifamily, retail and office.
DP has acquired assets from a variety of seller types such as Liberty Property Trust, Saint Joseph’s University, Stabilis Capital (New York), The Bancorp and PNC Bank to name a few. DP is a firm with a singular focus of value creation. It executes on this focus by staying true to its fundamental principles by seeking out scarce, off market assets with high barriers to entry that can be acquired at very attractive levels, thereby bringing consistent solid returns to the firm and its investors.
In addition to the market relationships and successful transactions DP maintains strong relationships throughout the capital stack by utilizing traditional bank financing with both large cap and small cap lenders such as ESSA Bank, Peoples Security Bank and Trust, Meridian Bank, Key Bank, BB&T, Santander and WSFS. Jason Dempsey
As a native of Philadelphia, Jason began his journey into commercial real estate by working with property managers and roofers at the age of 15 years old, this created an enthusiasm of what it meant to develop and invest in commercial real estate. After college, Jason pursued a professional career in the industry with a large privately held real estate development firm. During his loyal tenure here, his skillsets broadened, subsequently leading acquisition and real estate development projects in national markets from Philadelphia, Chicago, Boston, Washington DC and Florida.
Jason has a deep and proven track record, his experiences includes product development and acquisition of complex asset types which includes industrial, multifamily, retail and office in addition to the acquisition of financial instruments.
His success in execution can be attributed to Jason’s direct involvement in nearly $500,000,000 in real estate development over his nearly 20 year career.
By bringing a combination of disciplines in all aspects of real estate, finance, construction and deal structuring. His experience with institutional sellers such as Liberty Property Trust, Saint Joseph’s University, Stabilis Capital (New York), The Banccorp and PNC Bank to name a few brings value in his abilities to consummate transactions with a variety of seller profiles. Beyond this he has delivered both land development and construction projects for some notable blue chip companies such as Starbuck’s, Chick-Fil-A and Amazon.
Marc Pellicciotta
Marc is a Co-Founder and Partner of DP Partners Group. Marc’s real estate career spans over 20 years, with an initial focus on construction and project management quickly growing his expertise in multiple real estate development disciplines. Along with his Partner Jason Dempsey, his primary responsibility is to execute DP’s strategic business plan through disciplined underwriting and acquisition criteria. This focus has led to numerous acquisitions and substantial value creation, growing DP’s portfolio with holdings, in commercial office, multi-family, retail, and land. Over the course of Marc’s career he has been directly involved in the construction of nearly 2,000 multifamily units.
Prior to co-founding DP Partners Group, Marc began his real estate development career with a Philadelphia based multi-family developer with a heavy focus on historic preservation tax credit deals. During his almost 10 year position within the company Marc gained valuable experience in all aspects of real estate development holding multiple positions within the company. Prior to his real estate career Marc held several positions within IBM allowing him to translate similar disciplines to his real estate career. After successfully completing his college career in baseball Marc was a rising player with the Houston’s Astros organization before beginning his path in the real estate development industry.
Marc Currently resides in Malvern Pa with his wife and three children. He is involved in many community organizations most notably Great Valley Community Organization (GVCO) which creates organized youth sports opportunities for families within the Great Valley community.
